Electrical Issues
Often enough, a home may have electrical issues due to improper grounding or circuit breaker panels. If your electrical system is old or has an outdated panel, it is likely that your inspector will recommend repairs or updating for increased safety.
HVAC Issues
Inefficient systems can be hazardous or malfunction. Condensate water dripping inside the vestibule area of the furnace behind the front access cover can cause corrosive effects in this area of the furnace and can have a detrimental effect on the operation of the furnace. High efficiency furnaces generate a great deal of water as a product of combustion which must be properly drained. Regular maintenance on your HVAC system is recommended annually.
Plumbing Issues
There are many plumbing problems that may be uncovered. Leaks, clogs or drips are common issues that can be minimized with minor fixes. Plumbing fixtures such as sinks and toilets are inspected for proper function. It is important to know where the main water shutoff valve is and how to turn it off.
Roofing Issues
Roofing problems are often the sneakiest. Leaky roofs lead to rot, mold, warping and more expensive damage. Crawlspaces, flashing and roof surfaces should be regularly inspected for water damage. Attic Ventilation
Proper ventilation of the attic is an integral element to preserving the condition of the wood support members. If moisture is not allowed to escape it may have a deteriorating effect on the wood support members over time as well as lead to their relaxation, rot or failure.
