Pre-Purchase Home Inspection
Our mission is to discover and inform you of anything we find that might affect your purchasing decision. You will be advised of the findings, repair/replacement recommendations, and maintenance tasks to keep the home and its systems in the best condition. All inspections are performed in accordance with the New York State “Standards of Practice” and “Code of Ethics”.

Have a pre-listing inspection now so you can repair any major defects BEFORE listing. This will help you avoid a stressful negotiation with your buyer. Pre- inspections don’t only uncover negatives – they can also give you an opportunity to promote what’s great about your home.
Radon Testing
Radon is colorless, odorless, and undetectable by the average human. However, it is the second leading cause of lung cancer in the US. It is created when uranium in the soil decays. Radon gas can seep through any access point into a home, such as the foundation, pipes, or drainage system. It is found throughout all 50 states and can be more susceptible in certain areas. The only way to know for sure is to have your property tested. There are several solutions to high concentrations of radon. Improved ventilation or sealing access points may solve the problem. According to the EPA, average radon mitigation systems can cost between $800 and $2500.
For Radon testing, we use the Radalink computerized radon monitor, which is placed in the home for a minimum of 48 hours. Radon concentration, temperature, relative, and barometric pressure are recorded at hourly intervals. We upload the data monitor via a phone line where Radalink then processes the data, prepares a personalized report, reviews the data for evidence of tampering. The report is delivered as a PDF through email to us, you, and even the realtor if desired.
